What a project manager does on your build
On any build, someone has to organise, check, and keep time and budget on track. In Koh Samui, construction is carried out by a licensed Thai contractor, who has their own crew and bears the legal responsibility for the works.
Our project manager sits on the other side of the table: with the owner. He does not replace the builder. He checks the builder's work and reports back to you.
What he does in practice

Why you need an owner's representative
Following a build from thousands of kilometres away means paying for work you cannot see. With a single point of contact on site, you know at every stage what has been built, what is compliant and what has to be redone.

Builder, architect, project manager: who does what

- A licensed Thai contractor. They carry out the works with their crew and bear the legal responsibility for them.
- The architect
- Designs the drawings and prepares the building permit application.
- The project manager, on the owner's side
- This is Lynca Samui's role. He checks the builder's work, reports to you in writing and signs off each stage before you pay.

- Yes. We can pick up a build under way: we start with a survey of what has been built, then monitor the remaining stages.
- Do you work with my builder?
- Yes. With site monitoring, you keep your land and your builder. We act as an independent inspector, on your behalf.
- Which areas do you cover?
- The whole island of Koh Samui: Lamai, Chaweng, Bophut, Maenam and the other parts of the island.
