On average, allow 20,000 to 28,000 THB per m² for a standard finish, 28,000 to 32,000 THB for a premium finish and 32,000 to 38,000 THB for a luxury finish, pool and outdoor works included, land excluded. A 180 m² villa with a premium finish therefore comes to 5.0 to 5.8 million THB.

What exactly does Lynca Samui do?
Lynca Samui provides project management and owner representation in Koh Samui. We are not the builder: construction is carried out by a licensed Thai contractor, and we check their work on the owner's behalf, visit after visit.
Do you provide a construction project manager in Koh Samui?
Yes, it is the core of what we do. A construction project manager based in Koh Samui supervises your build on your behalf: he coordinates with the builder, checks quality, tracks the schedule and reports to you in writing after every visit. We work in English and French.

How much does construction monitoring cost in Koh Samui?
Site monitoring alone starts at 25,000 THB per month. For a project run from A to Z, from the land to handover, our fees are 8 to 12% of the construction cost. Investor developments are priced on quote.
Can I keep my own builder?
Yes. With site monitoring, you keep your land and your builder. We act as an independent inspector: site visits, written reports, sign-off on every stage before payment and a snagging list at handover.
How are construction payments staged?
A typical contract sets eight stages tied to real progress: 20% on signing, then 10%, 10%, 15%, 15%, 15%, 10% and 5% at handover. Each stage is checked on site before it is paid.
How can I follow my build from abroad?
After every visit you receive a written report with photos: items checked, issues raised, decision on the payment. Everything is kept in a private client area you can open at any hour from your phone.
Can a foreigner build a villa in Thailand?
Yes. As a general rule, a foreigner cannot own land freehold in their own name in Thailand, but can lease it long term, for up to 30 years, registered at the Land Office, and own the building. The structure is decided with a lawyer: we work with partner lawyers in Koh Samui.
Do you take commissions from contractors?
No. Our fees are written into your contract and we take nothing from the companies we recommend. That is what lets us check their work with no conflict of interest.
